Mr B was looking to get more living space out of his property, not wanting to move and about to start building works, he fell in love with the bi-fold room. This building has started out as his dinningroom whilst the building work is being done, once finished it will become another reception room to entertain all year round.
We undertook the whole project, starting with some ground clearance and a timber framed base. This base was extended out to create a integral decking area on 2 levels. This means when the weather is hot the integration of the room and decking is seamless.
To give privacy the side window was removed from the standard design and the customer decided to have the door opening out to maximise the internal space. The whole building is insulated & lined to the four walls, roof and floor, and double
glazed as standard. Mr B added the Maple laminate floor to match with the decking, Bio-cool glass that self cleans and reduces heat, and Walnut Sikkens top coat treatment for maximum protection.
Our electrics team installed the sub main under the decking and the building was kitted out with internal and external down lights on a dimmer, four chrome double sockets flush fitted with a double external socket on the outside wall. Heating for the winter is provided by a Dimplex convector heater, plus phone and TV lines were run out in case this is needed in the future.

we have a timber annex already and looking to add a room on side . ship lap. fully insulated. 11×12. we have electrics ready a pillar base ready. needs wood base and building and elec connected. can you estimate a time aspect and price in your garden or kestral and how thick? we currently 100ml. many thanks. farnham surrey.

Hi Mr Lewis,
We would need to do a site survey to cost the base and electrics but what you have sound fine for us to make the project work for you. The Kestrel 11×12 is £5266 including Base coat preservative, delivery, Lining and insulation to the 4 walls and roof, All glass double glazed, installation and VAT. If there is a removal of one wall there could be a saving depending on the complexity of the attachment.
