Room with summerhouse and verandah

Mr G from Copthorne, required a building to start his model railway he also required a summerhouse area, after a site visit he decide an integrated verandah would be nice too.
After some drawings and design changes he settled for a 22×10 feet overall size, with a 14×10 main area, 8×6 summerhouse and 8×4 verandah.

There was an existing 12×8 shed on the plot, we undertook to dismantle and dispose of this, and install a new timber framed base, this got round the sloping ground without having to mass-fill with concrete.

The summerhouse and main building is insulated, lined and double-glazed. The roof has red diagonal tiles and guttering, and the exterior is finished with 2 coats of the light oak Sikkens topcoat treatment. Internally the building is finished with TGV timber lining, with a sliding door between the rooms.

Our electrician then ran a submain from the main consumer unit out to the building; the electrics included flush fitted double sockets, striplight to the main room, convector heaters and external PIR lights. This was done as a TT installation, and is backed by an NICEIC 6 year warrantee.

Once the building was finished we laid a path to the decking steps and finished off the rest of the area with a anti-weed membrane and stone.

This customer is part of a club I’m sure you would be welcome to visit them if you like? They are a really friendly bunch; this is the third building in the last few years I have done for this purpose.

I look forward to you getting a large enough garden, and I will be happy to do a site visit free of charge.

What a fantastic building……Been thinking about buying a wooden garage and converting that. But after seeing that my mind is changing. I have to ask how much does it cost and where can I order one..?

Hi Nick,
I agree this is a great looking building, and the landscaping it has finishes it off really well. To give you some ideas on price, the basic building was around £4995, then the insulation, lining and double-glazing added around £3900, with a further £6000 on all the base work landscaping and electrics. Every building is made to order so we can make any size and do as little as much of the over all project as required, depending on delivery area.
