Combination Garden Room Case Study 5002

Mr and Mrs W approached us looking to extend their living space, as although they loved where they lived they just needed that extra room. They were interested in our complete package service including electrics plumbing and drainage. After some initial quotations and then a site survey with our plumber and electrician,  we were able to give a full and final quotation that was a fraction of the cost of buying a bigger home.

As quite often is the case, the garden room was to be installed in the place of where a concrete and asbestos garage was located. In this instance the customer dismantled and removed the garage himself,although we can always take care of this for you.
We then installed a timber framed base using the existing concrete of the garage where possible and extended out the front with decking to join in with a pre-existing decking area. Whilst installing this base we trenched out and set up the drainage, water and electrics.
Whilst the base was being installed, the building was being manufactured in our factory, and was then installed within a week of the base being completed.
The building is 7.2m x 2.7m and broken into four different elements, this consists of a garden storage room which we also included the electrics and plumbing works, the utility area with corridor, toilet and main garden room area with sliding doors.
All our buildings are custom made to order and at the point of design every element is discussed and we are prepared for every eventuality every.
In this particular building we needed to make sure that we could fit the three utilities of tumble dryer, fridge and washing machine into the area before the toilet door,without the main corridor into the  building being compromised. We then ensured that all electrics and plumbing were in the correct places to accept them. Whilst the toilet wanted to take up the minimum of space possible,  we ensured they had enough room for a small heater and basin with cupboard.
The main room was also carefully considered - where the Windows would be and also the seating position for the TV. Dry access from the house to the garden room was needed and so we installed a bronze tinted polycarbonate canopy on the timber frame to achieve this.
Once the building was installed we fitted all the electrics plumbing, including LED downlights and decking lights on a dusk sensor switch, Internet telephone and TV connections, convector heaters on timer and thermostat along with the toilet and basin and washing machine plumbing and once completed, we finished the painting and commissioned the building.
This building features 3.6m X 2m  UPVC sliding doors in timber effect with external preservative of 'dark oak'.Internally all the rooms were lined and insulated including the floor where  'Western Oak' laminate was fitted throughout. Due to building regulations a fireproof wall was fitted to the rear of the building and because we kept the entire building under 2.5m in height, this entire project was able to be completed without the need of planning consent and it conforms to all rules and regulations.
On final hand over the customers said " it is the best thing we have done to the house, We just wish we had done this sooner"
