Combination room case study 4812

Mr and Mrs M came to us principally looking for a combination garden room and store, but also had many ideas on a redesign of their garden patio area and how they were going to use the new room.
On the first site survey we went through all of the negative factors of their existing garden design and the areas they wanted improving. The largest frustration for them was the walkway to the rear of the house that was an old path leading to steps. Their hope was of extending this out into a larger veranda area, with a patio that would not flood every time it rained. They were also looking to revamp the front of the house.
After discussing a number of different options, it was decided that the old iron railings were to be dismantled. We would fix new timber balustrades and create a large decking extension outside their back door. Along with this, the patio areas were to be lifted and reinstated with a new Yorkshire stone. This ran through to the front where we also extended their driveway.
The garden room would have a path leading from the re-newed steps to a large decking area at the front - deep enough to take an outside table and chairs. To keep the building under the 2.5 planning rule, the base was dug in the ground and retained to the right hand side.
We started the project by extending the drive, lifting all existing patio and slab work areas. We then changed the levels so as to stop what would be the new patio from flooding. While the patio was being laid we installed the steel and timber frame base with a 2.5 m decking extension to the front of it. While the building was being manufactured we installed the decking veranda extension and balustrade. Next came the building installation. While the electrics were being done slabs were pointed, all spoil was removed from site and the drive was stoned. The total time for this project was approximately 4 weeks from start to finish.

In August 2014 Mr & Mrs M returned to Bakers for an additional garden room which is based on our Jay from the 'Classic Collection' and features pattern 10 double doors as an option to give an attractive contemporary look to compliment the larger garden room/combination store.
