10 Year Warranty

A 10-year warranty – the ultimate in low maintenance and peace of mind

If you choose the following options, with no external timber and, therefore, very little maintenance, we can give you a 10-year guarantee.


Doors and windows

All our garden rooms can be upgraded from timber doors and windows to either uPVC or aluminium French, in-line sliding, tri-sliding and bi-folding doors – with a matching range of windows.

These house specification upgrades are so resilient that they come from the supplier with a 10-year warranty.

The uPVC and in-line slider come in Anthracite as standard, with a colour match upgrade available. The tri-sliding and bi-folding doors have a wide range of RAL colours for every taste.


EPDM roofs

EPDM (Ethylene Propylene Diene Monomer) is an amazingly durable rubber product with a 50-year life expectancy. It is delivered in a large, single sheet specially ordered for each project that is glued – so there is no need for mechanical fixing.

It has an additional benefit; using it means we can increase the rear height of the room, which is particularly relevant if you’re feeling restricted by the 2.5-metre height planning restriction.


Cement board

This is an extremely low-maintenance product that can be used for walls, especially those hidden from view. As well as being extremely durable, it also has some fire resistance.


MTX cladding and trim

MTX (Medite Tricoya Extreme) is an amazingly flexible and durable product, which was invented less than 10 years ago. It will eventually be used globally – but we are early adopters.

It is an ideal material to use for external walls, trims and fascias when you want the sort of longevity timber cannot give you. MTX comes with a 50-year guarantee.

The only reason for painting MTX cladding is decoration – not protection.

Your peace of mind for at least 10 years

By opting to use the items and materials above, and having no timber on the outside of your building, you will not have to re-treat it for protection.

The windows and glass we use have a 10-year warranty – but it’s worth emphasising that many of the materials we use are guaranteed for between 20 and 50 years and nearly all have a 30-50 year life expectancy!

Principal terms and conditions

  • uPVC and aluminium products have a 10-year limited warranty; please ask us for more details.
  • The warranty requires that you inspect the room annually.
  • Externals may need painting for decoration.
  • If any issue is discovered, you must give written notice to Bakers Timber Buildings Ltd within 14 days.
