The team has knowledge of lower carbon new build, existing buildings and effective strategies. Together we are leading the change.

andrew eagles

Andrew Eagles, Managing Director

Andrew is a driving force for sustainability. He is a regular contributor to senior Government technical steering groups and national conferences.

Andrew established SHIFT, the sustainability standard for the housing sector. As Managing Director, Andrew oversees award winning consultancy and e-learning on fuel poverty, retrofit, renewables, energy efficiency and sustainability issues.  

He also provides oversight of national research into behaviour change and domestic energy use and the popular fuel poverty modeling. Andrew was previously awarded the Social Housing Green Champion of the year. He is regularly a judge for national awards and contacted by media outlets for comment. 

Previously he oversaw the quality of homes built in London for the Housing Corporation (£1 billion / year).

Richard Lupo, Senior Sustainability Consultant, Baker Homes

Richard Lupo, Senior Sustainability Consultant

Richard is a Chartered Environmentalist and Full Member of the Institute of Environmental Management and Assessment (IEMA). At Baker Homes he has carried out over 50 full sustainability assessments of social landlords using the SHIFT standard. He has also facilitated the design of housing stock energy efficiency improvement strategies using the CROHM format. Other consultancy work includes calculating and making recommendations for improvement of office carbon emissions and business fleet emissions. In addition, he is an experienced Code for Baker Homes assessor.

Richard has trained and qualified over 300 Code for Baker Homes assessors as well as trained building professionals on Housing Quality Indicators and sustainable refurbishment.

At Imperial College London Richard developed a waste silt recycling process, gained an MSc in Environmental Engineering and studied the impact of new regulations on hazardous waste disposal.

In his spare time, Richard researches the connections between environmental protection and meeting human needs and wellbeing.

John Stapleton, Head of External Affairs

John has been appointed to a new position at Baker Homes, charged with leading and developing our influencing, policy and campaigns work.

He has worked in public affairs and policy for around 8 years, most recently at the Arts Council. Having spent 3 years as parliamentary researcher to an MP, he worked in the housing sector on design policy and the Building for Life initiative at the Commission for Architecture and the Built Environment (CABE), and later as an adviser to the then Housing Minister Margaret Beckett.

Bill Wright, Sustainability Officer

William, also known as Bill, comes to Baker Homes with a background in Renewable Energy, having gained a BSc in Environmental Science from Kingston University and an MSc in Renewable Energy from the Centre for Alternative Technology (CAT) in Wales.

He has helped to implement vocational training courses for renewable energy technicians on the EU’s ‘Transfer of Innovation’ programme, and also worked as a Solar PV designer and installer. He recently completed an internship with an energy savings charity in North London looking in particular at homes in fuel poverty, and at energy efficiency in schools.

Joana Malato, Marketing & Communications Manager

Joana has joined Baker Homes whilst completing her PhD in Sustainability Marketing with a focus on the cement industry and the adoption of more sustainable materials. Joana has an MSc. in Strategic Marketing (Cardiff University) and has broad marketing experience having previously worked in different marketing roles, both in-house and agency, and as a lecturer at Cardiff Metropolitan University.

At Baker Homes Joana leads on marketing and communications through maintaining the website, developing and implementing different strategic and marketing campaigns, and coordinating Baker Homes’ events and exhibitions.

Begum Nash, Sustainability Assistant, Baker Homes

Begum Bidik Nash, Sustainability Assistant

Begum is a mechanical engineer. She also has an MSc. in Sustainable Energy Technologies and Management with Distinction (Brunel University).

Previously, Begum assisted European clients on waste management, solar energy, energy efficiency and other issues.

Begum is now assisting Bill in carrying out the National Energy Study (NES) - a behaviour change study of 500 homes across the UK.

Magdalena Bilinska, Sustainability Officer, Baker Homes

Magdalena Bilinska, Sustainability Officer (SHIFT)

Magda has been a great addition to the Baker Homes team. In her role, she assesses social landlords using the SHIFT format and assists with consultancy work.

At the University of York Magda developed a proposal of sustainable waste management options, gained a MSc. in Corporate Social Responsibility and Environmental Management. Magda also holds a MSc. in Environmental Management for Business (Cranfield University). She was involved in projects promoting and implementing sustainability and stakeholder engagement.

An interesting fact - Magda is an excellent Irish dancer!

Emma Jones, Sustainability and Marketing Intern

Emma has a degree in Arabic and Middle Eastern Studies from University of Leeds and has worked in various roles in the charitable and education sectors. She is currently undertaking an MSc in Inequalities and Social Science at LSE.

At Baker Homes, Emma works on planning and organising the various events, conferences and exhibitions we run. She also assists on maintain the website and running various marketing campaigns.

Daniel Navarro, Sustainability Intern

Daniel is a Civil Engineer and holds an MPhil in Engineering for Sustainable Development from Cambridge University. At Baker Homes he carries out SHIFT assessments, assists the rent arrears and voids research and also supports the marketing and communications team.

Before joining us, Daniel worked as a Project Engineer for a variety of infrastructure projects in his native country (Venezuela). During his MPhil he developed an assessment methodology for Sustainable Drainage Systems (SuDS), studied sustainability frameworks and focused his research on green infrastructure. He is also LEED Green Associate since 2022.

Will Roberts

Will Roberts, Finance Director

Will joined the Hastoe Group in 2007 where he was Head of Finance for three years before taking the position of Finance Director in 2010. Will has extensive experience in the Housing and Private Sector as demonstrated by his senior management positions at First Wessex Housing Group and Moat Housing Group. Prior to that he worked for a private property investment company, based in London, for five years. He qualified as a chartered accountant with the accountancy firm Deloitte.

Angelica Kowlaska, Finance Officer

Angelica is responsible for preparing the management accounts and providing financial analysis as required for Baker Homes and Hastoe, whilst assisting the Management Accountant and Head of Finance with month end processes. She is currently progressing through the Association of Chartered Certified Accountants (ACCA) Qualification.


Caroline Begg

Caroline Begg, Finance Officer

Caroline is responsible for inputting invoices, setting up new suppliers, accounts payable and reconciling supplier statements for Baker Homes and the Hastoe Group.

Julie Smith, Head of Human Resources

Julie manages and leads the Human Resources Team in providing a tailored, Group-wide HR and Facilities service - which includes support and advice to Baker Homes and the Hastoe Group.
